We live in Alaska for half the year while we rent out our space here in the outskirts of Austin, Texas. We are available for contact via phone or email as listed at the bottom of the page.

Family in the area comes to clean the rooms and check on any problems there may be on the premises. We will contact them for you if needed.

If you use dishes, wash them and clean the area of food preparation and consumption. If a pest infestation occurs because of lax cleanliness, you may be liable for the cost of pest control services.

If you store food in the refrigerator, please label it and respect others items.

We are not responsible for lost or stolen items.

A lost key will result in a charge of $20.

Ability to climb stairs is necessary to access some areas of the house.

If you damage the house or furnishings, you may be charged up to $1000  to cover the cost of replacement or repair.

You and any person admitted to the premises by you should conduct yourselves in such a manner as not to interfere with the rights and quiet enjoyment of other guests.

You are responsible for the ordinary cleanliness of your room and any common areas after your use of them and for the repair of damage caused by any willful or negligent act of yourself or of any person whom you permit on the premises, but not for damage caused by normal wear and tear.

There are surveillance systems installed for your protection and ours in the following areas: Living Room, Kitchen, Front Porch, Front Yard, and Back Yard.

If you wish to cancel your reservation, a full refund will be issued for up to 7 days in advance of your stay. From 7 days to 24 hours before your reservation begins, a 50% refund would be issued, with the exception that if you make a reservation within that time, you have 24 hrs to cancel and get a full refund. From 24 hours before your reservation begins, a refund will not be issued, except for a fault on our part.
